3Tree Flats is a mixed-use community with 130 units of mixed-income rental housing above a new, modern 28,000 square foot neighborhood health center for Mary’s Center. The DC Housing Finance Agency (DCHFA) provided financing, which included the only Private Activity Bond to close in 2009. Financing for Mary’s Center was provided by the DC Primary Care Association as part of their Medical Homes DC Initiative, a public-private partnership with the DC Department of Health. 3Tree Flats is located one block north of the Georgia Ave-Petworth Metro station in an emerging, transit-oriented neighborhood. Developed as a joint venture with AHD Inc., the project delivered in March 2011 and was fully leased in three months. 3Tree Flats is certified LEED-ND Gold and won numerous awards, including the “Community Impact Award” for the Washington Business Journal 2011 Best Deals and a top 5 finalist nationwide for the Affordable Housing Finance Magazines 2011 Readers’ Choice Award for Top Urban Project.
