Located in the historic McMillan Sand Filtration Site along North Capitol Street, the Reservoir District looks to bring sleek, urban residences, a grocery store, neighborhood-focused restaurants and shops, an eight-acre public park, a community center, state-of-the-art healthcare facilities, and more. In partnership with EYA and the Trammell Crow Company as a part of Vision McMillan Partners (VMP) the planned mixed-use real estate development is targeting LEED® Gold and will maintain the history of the site through a “walking museum” and the preservation of silos and regulator houses.
Jair Lynch will oversee the development of two mixed-use residential communities with Trammell Crow heading a health and research center and EYA developing the new townhomes.
The first phase of Jair Lynch’s development will include approximately 220 new upscale apartments. These apartments will span across five stories, located above a grocery store. This arrangement ensures convenient access to essential amenities for the residents of the complex.
In addition, approximately 85 apartments will be reserved for seniors aged 55 and over. These apartments will be designated as affordable housing, specifically targeting individuals with incomes ranging between 50% and 60% of the AMI.
The second phase of development will include approximately 252 new apartments, offering a range of modern living options. Among these apartments, approximately 27 units will be designated for income-restricted households earning up to 80% of the Area Median Income (AMI). Residents will have access to a variety of amenities, including a resort-style pool, co-working lounge, and more, enhancing their overall living experience.
The second phase will also feature over 10,000 square feet of street-level retail space, specifically designed to cater to the needs and preferences of the neighborhood.
