Currently improved with a mix of low-rise commercial, institutional, and light-industrial buildings, the property will be redeveloped in two phases. The initial phase is planned as approximately 325,000 square feet of mixed-income housing slated to include approximately 383 Class A apartments. Of the 383 apartments, 53 are planned as affordable residential units serving families and individuals earning up to 60% Area Median Income (“AMI”), and 76 are planned as moderate-income units serving families and individuals earning up to 80% AMI. The second phase of this project intends to deliver 202 units of mixed-income Class A housing across approximately 176,000 square feet with green features, high-quality design, and desirable building amenities that will ultimately contribute to the overall enhancement of Rhode Island Avenue’s options for connectivity, walkability, and destination retail.

Construction is expected to begin in 2023.
